All occupants over the age of 18 needs to submit an individual application. There is an area on the application where you can designate who else would be residing in the rental unit to ensure that we group the applications together.
We utilize a third party vendor to assess applications and provide a recommendation on acceptance in order to ensure we are compliant with all fair housing guidelines. They look at the applicant profile as a whole and will consider credit history, rental history, income, eviction history, employment history, etc. when making a recommendation. The only “absolute” we have is that if you owe funds to a prior landlord, we are unable to move forward with an approval. Depending on the specific applicant profile, we are occasionally able to provide a conditional offer with alternative terms – for example, an increased security deposit – to help our clients mitigate some of the risk while still accepting an applicant that has had some negative factors on the reporting.
It depends on the unit as to whether or not pets are accepted in the rental property. The description of each property will specify the type of animal(s) that are accepted as well as the terms.
The maximum number of pets per property depend on the owner, property, and municipality to a degree, but generally our policy is to have no more than two pets.
Yes. We utilize a third party screening company to determine the validity of the status of the animal, but assuming it is approved as either an ESA or Service animal we would accept it with no additional fees or security deposit.
It depends on the unit as to whether or not housing assistance is accepted in the rental property. Typically the first rental listing photo will specify if a unit for rent accepts housing assistance, but the description of each property will as well.

We offer a variety of ways for you to pay for your convenience. The easiest is to simply pay through your tenant portal – there is no fee if you pay using a checking or savings account. You can even set it up so that the payment is automatically withdrawn to make it even easier. You can also pay with a debit or credit card online if you’d like, though there are transaction fees you’ll be accountable for paying. We also offer a really unique program that allows you to scan a bar code on your phone or print one off and then take that code to any local CVS, Walgreens or Walmart, have a cashier scan the bar code, then hand the cashier your rent money. The fee for this is $3.99 charged by the vendor. You’ll get an immediate receipt and your online portal will be updated in approximately 10 minutes. You can also mail in a check or money order, though we would encourage you to do utilizing one of the other more secure methods.
If you are looking for specifics as to what a specific duplex, apartment or single family house may offer simply click on the property and read the description. We do our best to make sure that each rental listing description lists the highlights of each unit. If you still have questions, you are welcome to reach out to our office!
We do not have specific occupancy limits other than what the municipality allows. Usually there is a maximum number of occupants that is influenced by the age of the occupants. If you are able to provide the number and ages of the proposed occupants, we can work with the municipality and measure the qualified areas of the unit to see if we are able to accept that many occupants.
